Description of Design & Build Process
This section is for the client who wishes to build their
own dream home in Spain from the ground up! We describe
here the typical work when we manage a complete project,
from the first initial sketches and drawings until the
final completion of building your home in Spain. We
include here details of the quality and finishes that
would normally be included in one of our typical rustic
villas.
We often start with a standard model and then adjust and
adapt the plans to suite individual client requirements,
or our talented team of architects and designers will
develop your project from an idea or a sketch or a
photograph. Our goal is to build you a dream home in
Spain.
Prices
To give you an idea of the cost to build a home in Spain,
you should budget for between €1,000 and €1,200 per
square meter. This will give you an outstanding property
with the quality and finishes described here. Of course
pricing will vary depending on the final project, the
size of the property; the location of the plot (flat or
sloped) and many other factors but this will give you an
estimation to begin with. So a 3 bedroom - 2 bathroom
Villa in Spain with a build size of 135 square meters will have a
final build cost of about €150,000.
At Terence Wright Associates, we are happy to personally
show you some of our completed projects and introduce
you to our clients. We can also show you some works in
progress so that you can see first-hand the quality of
the workmanship that goes into building your dream
home in Spain. We want you to check the quality of
service that we offer you before you choose us to build
your dream home in Spain.
Quotations include the following work:

Development of the final project with our architect.

Development of the technical project (structure
plans, fittings plans) plus all procedures to obtain
the town-hall building permissions for the project.

Supervision by our technical manager at every stage
of the project.

In order to offer a 10 YEAR GUARANTEE we work in
collaboration with the Technical Control
Organisation (ATISAE), this organisation takes
charge of the Inspection and Quality Control. ATISAE
will study and revise the structure of the property.
This insurance covers any risk of structural defect
of the house. This law also requires bank guarantees
which we must provide to you for advance payments
made during the construction.

Test and check all soil components and provide soil
and ground resistance reports. (Required to obtain final insurance).

Complete all procedures to obtain water and power
supplies to the property.

Construction of the property to comply with the
schedule of works with all the responsibilities that
the law requires.

Comply with all procedures to obtain the first
occupation license and final work certificate from
the local Town Hall.

Comply with all procedures required to obtain the
final 10 Year insurance guarantee.

To provide all technical advice to assist in
choosing the various finishings (roof, floor and
wall tiles, windows, heating system, taps etc.).

One year snagging list to correct any minor
problems.
Model includes the following qualities:
Structure

Preliminary soil works (excavation, moving,
spreading, compacting etc.).

Main drain PVC tubes and septic tank.
-
Incoming electric power and water supply.
-
Damp proof construction in foundations.
-
Concrete foundation and structure in accordance with
the soil report.

Double bricked walls (cavity) with thermal
insulation.

Concrete roof structure to include thermal and damp
insulation finished in clay rustic tiles.

Walls rendered inside and outside in sand and
cement.
Finishings
-
Decoration around doors and windows (outside).
-
Iron bars with Andalucian decoration to all windows.
-
Plaster cornices in the upper edge of inside walls.
-
Floor tiles chosen by the client … to €15 per square
meter max.

Wall tiles in kitchen and bathrooms including
decoration plus end-cornice to the upper edge chosen
by client … to €15 per square meter max.

Fireplace in lounge, chosen by client ... to €2.000
max.

External windows in aluminium, double glazed, with
roller shutters.

Internal doors and wardrobe front in solid wood
(sapelli or another), model chosen by client … to
€350 each max.

Double main door in solid wood. Model chosen by
client ... to €1800 max.

Finest quality sanitary ware (Roca or similar).
-
Finest quality taps (Roca, Ramon Soler or similar).
-
Main bathroom equipped with hydro-massage system
bath.

Three coats of top quality emulsion paint to all
walls and ceilings, colors chosen by client.

Two coats of specialist paint to all outside
ironwork. (rails, gate, grills etc).

Exterior quality UV and water resistant paint used
outside.
Fittings

Electric Boiler (10 liters per minute)

Air conditioning by split system (Pre-installation
of one unit in all rooms except for the bathrooms
and utility room)

Automatic gate opening system for the main vehicle
entrance

Screen intercom
-
Copper tubes set into the walls for hot and cold
water supply (hot water pipes to have thermal
insulation)

Finest quality light switches and sockets (Niessen
model 6000 or similar)

Automatic light switch with movement sensor at entrance
to garage
Outside

Cement pergola with brick support posts (25 square
meters)

Solid iron safety rail round terraces with
Andalucian decoration where necessary, depending on
the project

tiles (50 square meters)

Barbeque with lights, stainless steel sink and tap
with granite work surface
A swimming pool is NOT included but allow €20,000 for an 8m
x 4m fully tiled pool.
Landscaping is NOT included but the plot will be left in a
good order with all surplus materials removed and all
rubbish and debris cleared.
The property will be fully fenced.
